Arizona Property Taxes Overview

Property taxes in Arizona are aligned to a fiscal calendar but paid in arears. The Arizona property tax year runs from January 1st  through December 31st.  Tax bills are sent out in September for the current calendar year and can be paid in two (2) installments. The first half which covers Jan1st through June 30th  is due October 1 and delinquent November 1st of the same year; the second half which covers July 1st through December 31st  is due March 1st and delinquent May 1st  of the following year. For example:  

  • You get your property tax bill in September 2022 
  • The first installment is due on or before October 1st and delinquent November 1, 2022 
  • The second installment is due on or before March 1st and delinquent May 1, 2023 

The escrow officer will prorate property taxes to the closing date based on the current property tax assessment figure available and allocate any charge/credit to the buyer and seller as it relates to their share of ownership for property taxes based on the closing date.
